Life is just more simple and slowed down in this area, which can be refreshing for those that live in more fast-paced environments. It is highly agricultural, with plentiful farm land and scenic hiking trails. In addition, the state is known for it&#8217;s famous football, baseball and basketball programs that often produce national champions.</p>
<p>One of the major appeals of Kansas real estate is the low cost of ownership. Outside of Overland Park, housing is affordable (single family homes under $200,000) and there&#8217;s plenty of it available. In many cites, houses can average $140,000-185,000, which are some of the most affordable prices in the country.</p>
<p>Within the state, there are several major cities with their own distinct economies, cultures, and of course, housing prices.</p>
<p>In Overland Park, you&#8217;ll find the most expensive housing in the entire state, with prices averaging over $250,000. This city is close to Kansas City, MO and derives most of it&#8217;s jobs from this area.</p>
<p>There is actually a Kansas City in both Kansas and Missouri, with the Missouri version being much larger. In total, these two cities are called home by over 500,000 residents.</p>
<p>Topeka, Kansas is the capital of the state and enjoys a fairly strong housing market due to the large government influence on jobs (employing over 9,000).</p>
<p>Finally in Wichita, you&#8217;ll find the most populated city within the state of Kansas. In this large city, there is a great nightlife, economy boosted by tourism and more, and housing is fairly affordable with many single family homes averaging under $200,000.</p>
<p>With its Midwestern charm and down-to-earth appeal, it&#8217;s easy to see why Kansas is one of the best places to live. And the housing, as we have seen, is some of the most affordable in the country, it&#8217;s no wonder that so many people move to &#8220;The Sunflower State&#8221; every year.</p>

This means there are a number of large employers that help to form a strong and stable job market in the area. Currently the greatest activity this areas Kansas real estate market is coming from single-family homes this of course goes along with the increase in job market stability in the job market and the growth of the area.</p>
<p>The nearest metropolitan area to Overland Park, Kansas is actually Kansas City. This city also holds a lot of the job market for the Overland Park area and has a number of large employers as well. The average time for homes to sit on the market in Overland Kansas is currently only 30 to 60 days. However, there are more sellers than buyers in the currently in this area of the Kansas real estate market. The market trend has not changed and is holding steady, and the housing inventory holds a good supply of homes and property in all price ranges. Either if you are looking to purchase property for investment purposes or if you are planning to move to the Overland Park Kansas area, the average price for a home is around $325,000, compared to last year. Housing prices are down between 0 and 5%. Unfortunately, there are multiple offers on homes in this area of the Kansas real estate market. This means that there is less opportunity for buyers to negotiate as the current sale price is set to between 95 and 100% of the initial asking price.</p>
<p>If you are looking at new construction in the Kansas real estate market, this is one of the areas to consider. Traveling by RV allows you to discover almost no restrictions and no time schedule which must be followed. Unlike those in tour groups, RV travelers make their own time, go where they like and stay as long as they want.</p>
<p>Cimarron National Grassland: With 108,175 acres trek by rock cliffs, groves of cottonwood, in fields of grass and by sage brush and yucca that are scattered throughout this national park. Other activities include, camping, fishing, picnicking and bird watching. Check out the 3rd highest point in Kansas, Point of Rocks, from where it is possible to see Oklahoma and Colorado on clear days.</p>
<p>Rock City is home to around 200 gigantic Dakota sandstone spherical rocks. Some of these round rocks are as large as 27 feet in diameter and as tall as a house. These amazing spheres, which were formed millions of years ago, are a top tourist destination today. People are encouraged to climb and explore them and children even play hide-and-seek around them.</p>
<p>Kansas&#8217;s first state park is a favorite for RV travelers and campers alike. The 12,500-acre Kanopolis (on the edge of a 3,500-acre lake) offers 25 miles of trails for hiking enthusiasts with some really cool water crossings and, for the fortunate, the sighting of a prairie dog town as well. There are also fishing opportunities and boat access. Wildlife sightings might include white-tailed deer, wildcats, prairie chickens, beaver, turkey and even coyote. The park also has some beaches, a marina, a picnic area, and equestrian campground and rental cabins.</p>
<p>Wizard of Oz fans can head on over to Dorothy&#8217;s House Museum in Liberal, Kansas, where tour guides lead guests down the Yellow Brick Road. As visitors pass dozens of Munchkins, the guide points things out while summarizing the story. Visitors can see Dorothy&#8217;s farmhouse, Toto in the basket, Glenda the Good Witch, the Scarecrow, the Tin Man and the Cowardly Lion. If you happen to be here in October, then you can also attend Liberal&#8217;s OzFest which features a parade, a scarecrow-making contest and lots of fun and good food.</p>
<p>Monument Rocks does not expect rock formations of this type outside Utah, however, that is just what you will find at the &#8220;Badlands&#8221; of Kansas. This area of Kansas, also famous for the fossils left over from when the region was an ocean around 80 million years ago, has bluffs and pinnacles, all made from chalk. See the Window, the Chalk Pyramids and many more spectacular chalk creations.</p>

Football and basketball are popular throughout the state. If you&#8217;re living in a high stress &#8211; high cost state, Kansas represents an opportunity to step back from the chaos. You&#8217;ll find a much more relaxed pace of life and affordable cost of living in the state.</p>
<p>Kansas City</p>
<p>Often mistaken as a boring place, Kansas City is actually a booming city. Development and expansion seems non-stop and has resulted in a bit of city sprawl. Still, the city is surprisingly cosmopolitan. Renovations to the downtown area, particularly the River Walk on the Missouri River, make the city a vibrant hub of activities and nightlife. Stroll over to the Westport area and you&#8217;ll be in the hub of luxury shops and high-class restaurants. Kansas City is a barbeque town and the city knows how to produce the finest barbeque food in the world. Make sure you try it. For racing enthusiast, Kansas City has recently built a major speedway.</p>

<p>Lawrence</p>
<p>Sitting on the Kansas River, Lawrence is a great little college town. Home to the University of Kansas, the town is a liberal little town in a state known for being conservative. You&#8217;ll find brick buildings and odd little shops in the town. Basketball rules in this town with the fans living and dying with each game played by the college team, the Kansas Jayhawks.</p>
<p>Wichita</p>
<p>Wichita is the biggest city in Kansas since Kansas City is often considered to be a city in Missouri. Formerly a fairly downtrodden place, Wichita has seen a revival with development in the downtown area and along the Arkansas River, which divides the city. There isn&#8217;t anything particularly attractive or unattractive about the city. It is just a solid place to raise a family and very inexpensive.</p>
<p>Kansas Real Estate</p>
<p>Kansas real estate is very inexpensive and in abundant supply. A single-family home in Wichita will set you back in the $150,000 range, while you&#8217;ll need an additional $80,000 in Lawrence. The same home in Kansas City will run roughly $190,000.</p>
<p>As was typical throughout the Midwest, Kansas real estate did not appreciate at any great rate in 2005. Ranked in the bottom ten among all states, Kansas real estate appreciated at a humble rate of 5.5 percent.</p>
